TERMS AND CONDITIONS

Credit card details are required to confirm all bookings, these are held on file and nothing is charged until arrival. Cancellations made seven days or more prior to your scheduled arrival will incur no charges. Cancellation made after this time will result in the amount of one nights accommodation being charged to the credit card number held on file.  For bookings of three nights or more, a charge of two nights accommodation will be charged.

Bookings made with debit cards and overseas credit cards will be debited the first nights accommodation at time of booking.
We require a valid credit card be provided at check in to cover incidental charges.  We DO NOT accept debit cards for this.

For bookings shortened during the stay, 48 hours notice is required.  A charge of one night will be applied to bookings reduced during the stay.  A charge of two nights will apply to bookings where three or more nights have been cancelled.

For bookings during Easter period - Good Friday to Easter Sunday, one night deposit is required at the time of booking.  Refunds will only be given if cancellations are made prior to March, eg February 28th or earlier.  On March 1st, full payment is required - this is non-refundable.

For bookings during Christmas period - December 24th, 25th & 26th, one night deposit is required at the time of booking.  Refunds will only be given if cancellations are made prior to December, eg November 30th or earlier.  On December 1st, full payment is required - this is non-refundable.

For bookings during Waitangi weekend (first Friday, Saturday & Sunday of February), one night deposit is required at the time of booking.  Refunds will only be given if cancellations are made prior to January, eg December 31st or earlier.  On January 1st, full payment is required - this is non-refundable.
For bookings during Labour Day weekend, one night deposit is required at the time of booking.  Refunds will only be given is cancellation is made prior to October, eg November 30th or earlier.  On October 1st, full payment is required, this is non-refundable.

Check-in is available from 2pm on the day of arrival. Check-out time is 10am on the day of departure. Early check-in and/or late check-out is by arrangement only.

Payment for all accommodation must be made in full on the day of arrival (if not already done so). Overdue/recovery charges may be made if your account is not paid on time.

No visitors are allowed in rooms after 9pm. Any damage to the room or property will be charged, plus a charge for any resultant loss of income if applicable.

Smoking is not allowed in any room on the property. If you do smoke, then you will be charged $200 to restore the unit to its non-smoking status.

Infants are under the age of 1 year
Children are under the age of 15 years
All other guests are considered adults.

Guests under the age of 18 must be accompanied by a guest of 18 years or over.

Please note that we have a NO PETS policy.  If you arrive with an animal (even sleeping in the car), you will be asked to leave and may not receive a refund.
